Maintenance Coordinator

Campagna & Associates is seeking a full time Maintenance Supervisor / Make Ready Coordinator. This role will act as a maintenance supervisor for a large property management company with over 450 properties in the Lakewood and DFW area in general.

We are a small family owned and operated office of about 8 people. We have been in business since 1985 and have a great reputation with our tenants, owners, vendors, and our community. Landlords don’t just hire us to lease their property, but to maximize their asset value by keeping their property in the best possible physical condition and going above and beyond for their tenants. The phrase "That's not my job" is not something we say on our team. We work very hard but we have fun!

The Maintenance Coordinator daily duties consist of creating work orders from tenant issues, and following up to ensure a quick and thorough completion. This would include a wide range of items such as heating/AC calls, plumbing issues, appliance issues, etc. This position does require you to be in office during office hours, as well as taking and assigning after hours tenant issues.

This position also includes turn-over or “make-ready” duties.

DUTIES:

· Maintain a positive and pleasant experience for tenants, owners, and staff

· Communicate with tenants, vendors, and owners – from taking the initial maintenance request from the tenant, to scheduling vendors, following up with vendors to ensure completion, keeping our property owners informed, and making sure our tenants are satisfied

· Use our tenant portal technology to accurately record requests and resolutions

· Attend weekly in-office meetings to keep your team up to speed

· Move Out Walk Through, Condition Reports

· Pre-Move In Walk Through, Condition Reports

· Light maintenance duties (such as changing a light bulb while on property instead scheduling a vendor)

REQUIREMENTS:

· Strong communication skills

· Ability to problem solve

· High level organizational skills

· Ability to create a productive work schedule, with expert time management

· Must be professional, reasonable, and adaptive to changes inside and outside of the office

· Proficiency in technology

· Must have a recent and capable smart phone

· Must have a valid driver’s license and your own vehicle

PREFERENCES:

· Bi-lingual (Spanish), is a plus but is not required.

· Familiarity with local, state, and federal housing rules and regulations

· Experience in property management, maintenance supervising, and/or general contracting

· Experience using property management software (such as AppFolio, Yardi, or Propertyware)

· Real Estate license is not required for this position

BENEFITS:

· Starting pay is $47,000 yearly (based on experience)

Pay: $40,000.00 - $47,000.00 per year
